High Value, Low Hanging House Preps In “No Time”


Say you’re a realtor or a homeowner and you are showing a house. For whatever reason, you have only 30 minutes before the open house or the first set of potential buyers come through. But the place is not ready for prime time. It’s dusty, cluttered, and dark—What do you do???? As a stager, I advise people where to spend their money and time when facing constraints on either or both.

I have four tips that anyone can do when facing such a situation.
1. Air & Light--Focus on the windows right away. Open as many windows as you can. Let fresh air inside and force old air outside. Ensure that as much sunlight is coming through every room possible.
2. Pathways—Create reasonable pathways in, out and between each room. Push extra furniture to the side walls and corners. The last thing you want is to have a potential buyer trip and fall.
3. Surfaces—Clear as many surfaces as you can in ten minutes. Organizing counters and table tops will give you one of your biggest ROIs.
4. Finally, get yourself organized. Take a quick walk through on your own to identify key features and best aspects of each room (though they may be hidden at the moment).
